Owners routinely have the bill sent to a property manager, so a single management company’s suite appears here as one large holder of parcels it may not own. Lodi’s free assessor layer carries no owner name, so this data cannot tell a portfolio from a client list. A lead, not a finding — confirm against Secretary of State filings or a purchased ownership file before naming anyone.

Occupancy
Taken from the homeowners' exemption, which California grants only to an owner occupying the home as a principal residence on the lien date. A single-family parcel without one is very likely non-owner-occupied — an investor, second home, or rental. Some eligible owners never file, so treat the non-owner-occupied count as a slight over-read.
Business entity
Flags LLC, LP and Inc-style owner names. Family trusts are deliberately not counted here — most are ordinary owner-occupants doing estate planning, and counting them as investors is the easiest way to get this story wrong.
Prices
Inferred from documentary transfer tax at the county rate of $1.10 per $1,000 of value. Lodi is a general-law city with no add-on, so the county rate applies cleanly. A $0 tax marks a legal exemption — a gift, spousal transfer or entity reshuffle — not a $0 sale, so those carry no price here.
The tract gap
Two independent measures: the assessor's non-owner-occupied share (a full count of single-family parcels) and the ACS renter share (a survey of all households, apartments included). Where non-owner-occupancy runs above the renter share, single-family homes are carrying the rental stock.
Known limits
Owner grouping is heuristic entity resolution and can over- or under-merge. ACS estimates lag roughly two years and carry margins of error. The parcel roll can trail on recently changed parcels. Nothing here is a legal determination of ownership.
